Flips, 2025 Plans, HRT, and more: January’s Investor Journey

 

What We Are Up To



Happy New Year! Wishing you an amazing 2025 full of life, love, joy, adventure and prosperity.



Edmonton


Flip: Our bungalow flip starts this week as we take out the old and outdated, and refresh and modernize the interior and exterior of this family home. With our target buyer of a young family with 2+ children, we have laid out the plan and finishes to create a beautiful home for them to live and create memories in. So excited for this one.



Infill: We also have an infill project under contract, closing in February. We will be taking this old, small bungalow down and replacing it with an 8 unit, creating 8 new homes for people to live in. This project will be a build to rent and hold project for the long term benefits of owning real estate. By building new, it eliminates the many renos and repairs required for older buildings, while still getting the lift in value, by building it ourselves vs buying a finished building, this is a sample rendering.



We are also continuing to look for small multis, flip and infill projects in Alberta, so let us know if you know of any available. If investing in Edmonton is something that interests you as a passive investor or a more active investor learning alongside me, reach out.

 

Taylor Swift

Yes, I spent an evening with my daughters and 60k other Swifties at an incredible concert. Taylor knows what she is doing and is an incredibly smart businesswoman and marketer. For my business insights, head over to my FB post or LinkedIn to see how I related what she does to business.



 

Christmas

The Christmas season was filled with family and friends and time to relax and recharge for the new year. I loved having our girls and boys (Tim and Rey) home for the holidays. We also hosted my extended side of the family for dinner and some rousing games. We took some time to watch movies, visit with friends, hot tub, sleep, read, and just be together. A perfect break.



Here is a quick recap video of the year. I loved 2024 and am looking forward to 2025 and what it will bring.







 

2025 Business Plans so far up to June:


  • Increase Paper Asset Investing. Through Stephen at Trust Your Talent, we learned how to trade Futures. It was very profitable in 2024 and a great source of monthly cash flow.

  • Continue to invest in the Alberta market. So far one flip started and one infill under contract.

  • Dollhouse repair

  • Reposition a few assets – sell and redeploy funds

  • Expand into the US market – this has been a long time coming and has been delayed by a few complications that are all solved. We are just waiting for word that everything is complete which we should get in the next few months. I have a friend that is wanting to invest with us in Arizona where we will be starting and I look forward to working with her. We also have a few other markets we will be looking at.

  • Professional Development. So far: 12 week Communication Course January to March, Leadership Mastery weekend in February in Vegas, MVP week in Mexico in May to level up business and personal life, InvestHer conference in May for investing in the US.

  • Work on increasing efficiency and systems (also a big part of the MVP week above) to free up time.


 

What I am listening to on Audible


The New Menopause

This is not a business book however an important book for every woman and everyone who has a woman in their life (I’m talking to you men!) to listen to or read. I listened to it this past summer and what a difference it has made in my life.


Perimenopause and Menopause are not talked about enough and so many women suffer needlessly. Women spend 1/3 – ½ of their life in this stage and so little research and studies have been done surrounding this. Conversations need to happen, studies need to be done, and doctors need the knowledge to help women. And as always, we each need to advocate for ourselves and educate ourselves.


I learned that so many of the symptoms I was experiencing that I thought were due to aging were due to my hormones. I had spoken to my Dr. over a year ago about hot flashes and he had just brushed it off. When I came back to him last fall with all of the symptoms I was experiencing that were likely due to perimenopause, he listened and suggested I start HRT (hormone replacement therapy).


Literally within 2 days, I felt so much better. I hadn’t realized how exhausted and poorly I felt as it had all come on gradually. I explained it to Doug that it wasn’t a “tired” from not having enough sleep, but a tired right down to the bone level. Within 2 days, bam! Energy!


Hot flashes (and I’m talking the kind that when I got into a car, the windshield would fog up lol), gone. Sleep better. Moods better. Brain fog better. Joint pain better.


HRT is not for everyone and there are different formats, so you need to discuss it with your Dr. and if you Dr. isn’t educated in this area, find another one who can help you.


Whatever you choose to do, this book will help shed so much light on the changes you are going through (I think every woman should read it) or the women in your life are going through.


 

Useful Tip:


Canvas in ChatGPT



I am not an avid user yet of ChatGPT and have only used it to help find the right word to say something or to assist in writing an email that needs clarification and other basic functions. Mainly because I haven’t had the time to sit down and explore all it can do. I know it is very powerful.


This new update caught my eye, you may already know about it and use it, however for those of you who don’t, Canvas is now integrated for every user on ChatGPT with just the click of a button when you open it.



I love that the screen splits when using it with your prompts on the left and the workspace on the right. When you ask for changes, they happen right in the workspace instead of having to scroll down long lists of prompts and revisions.


There are also quick buttons to adjust the length, the reading level, add emojis and more. Here is a quick video from a newsletter I received, explaining the new feature, click here.
